After an investor has owned a property for some time, and occasionally straight away a property may become positively geared.

This is where the income from an investment property exceeds the interest and other costs of owning the property.

In this instance an investor must pay tax on the profit at their marginal rate.

This can be avoided or reduced when the investor has another property which is making a loss to offset the profit.
